Office Move Getting A Conformable Fit Out

by

Office move – the Fit-out

At this early stage it is important for you to look at how you want your office to be laid-out and make provisions the Internet and telephone lines. Formulate a fall-back plan should the move not go according to plan. Two options here are for you to talk to your current landlord about an emergency extension if you want it (and say hopefully you will not of course).

It’s a superb idea to only start work once your lease has been signed. If you do start before this you must have a permit to allow work and you’ll be asked to put things back as they were if the lease for any reason fails the legal stage “and so many do!

Comms Room Design

This is the room where your Internet server would be housed and where the net and telefone lines would be installed. You need to work out and plan for a number of things for this. Here are some things of importance.

This must be the first room completed in the fit out stage so that the Service providers like BT will only put their cabling and kit into finished comms rooms. Should their engineer arrive and notice that your comms room isn’t finished, they will not install anything and you’ll be dropped to the back of the queue again. This may be a long queue

Power essentials (different from standard power) “what does your IT kit need, do you need battery backup or clean power.

Server cupboard “how large will this be? A very good idea is to allow for front and rear access into the doors or else your IT team may not be able to effectively rectify Problems.

Information points “how many points will you need? For every 24 points you will need to allow 2U of space in your cupboard (a full size cupboard (about 6 foot cabinet) will have 42U.

Firewalls/switches and routers “if 2 drawers are required for the scale of your equipment then it’s a sensible idea to have your servers in one cabinet and your connectivity in another.

Air-conditioning “for every cupboard that is full it is advised to have at least 5Kw but ideally 7Kw of cooling.

The information and power cabling will be laid down at this time, if the building has not got it already. Under-floor or over-head wiring will be utilised if available, or the wires will be housed in trunking. Special provisioning might need to be made with listed buildings.

NB: Whilst occasionally buildings are leased with the guarantee of info and power cabling, they may not be adequate for your current or future wants . It’s best this gets looked at the site review stage.

Line Testing

Once everything has been installed, all power points, data points, telefone and internet lines have to be tested before any of the physical moving may begin. It is most often not feasible to get the services tested and fixed on the weekend of the move and if they are defective or configured wrongly then your company is not likely to be well placed to trade on the Monday after you move.
